Local reverse mortgage guidance for Ontario's major cities outside Toronto.

While Toronto dominates headlines, Ontario's other major cities are home to hundreds of thousands of homeowners 55+ who have built substantial equity and may be ideal reverse mortgage candidates. Here is a city-by-city overview.

Ottawa

Ottawa's real estate market has been one of Ontario's strongest performers over the past decade. Average detached home values in Ottawa are approximately $720,000 (2026), with many established neighbourhoods in Kanata, Barrhaven, and the Glebe seeing values well above this. All four lenders serve Ottawa extensively. Government retirees with solid pensions and significant home equity are excellent candidates.

Hamilton

Hamilton has undergone significant revitalization with average home values approaching $680,000. The city's position in the Golden Horseshoe makes it attractive to all lenders. Many long-term Hamilton homeowners who purchased in the 1980s and 1990s have seen remarkable appreciation and are well-positioned for reverse mortgage access.

London (Ontario)

London is one of Ontario's most affordable major cities, with average detached homes around $590,000. This is still well above the $250,000 minimum for reverse mortgages. London's strong healthcare and education sectors have created a stable senior population with good home equity. HomeEquity Bank is particularly active in the London market.

Kitchener-Waterloo

The K-W region has seen strong price appreciation driven by the tech sector. Average home values are approximately $730,000. Kitchener seniors who bought before 2015 often have enormous equity relative to their original purchase price. Both urban and suburban properties qualify.

Barrie

Barrie's proximity to Toronto has driven significant price growth. Average values around $640,000 give Barrie seniors solid equity positions.
