Reverse Mortgage with Bad Credit: Is It Possible in Canada?

Unlike traditional mortgages, reverse mortgages don't require good credit. Learn what lenders actually look for.

One of the most liberating aspects of the reverse mortgage product is that your credit score is largely irrelevant. Unlike traditional mortgages that require minimum credit scores of 620+ and income verification, reverse mortgages use a fundamentally different approval model.

Why Credit Score Doesn't Matter (Much)

Reverse mortgages are secured against the equity in your home. The lender's primary protection is the No Negative Equity Guarantee — they know they will be repaid when you sell the home or pass away. Because there are no monthly payments to miss, your credit history of making payments is not relevant in the same way.

What Lenders Actually Review

  • Age: Must be 55+ (60+ for Bloom Finance)
  • Property value and condition: Appraised value, property type, location
  • Title: Clear title with no significant legal issues
  • Property taxes: Must be current (lenders will not lend if property taxes are in significant arrears)
  • Property insurance: Must be insured

What About Bankruptcy?

Even a recent bankruptcy does not automatically disqualify you from a reverse mortgage. Lenders will want to understand the circumstances and ensure there are no outstanding claims on the property. We have successfully placed clients who have been through insolvency proceedings.

Property Tax Arrears — The Key Exception

The one area where financial history matters: property tax arrears. If you are significantly behind on your property taxes, lenders will require these to be brought current before funding (which can often be done using the reverse mortgage proceeds itself).

No Income Verification

Lenders do not require you to prove income, employment history, or minimum pension amounts. There is no debt-service ratio calculation. This is what makes reverse mortgages accessible to seniors who may have modest CPP/OAS income but significant home equity.
