Week 1: Application & Documentation
You complete an application with your broker (us), which includes basic personal information, property details, and an overview of your goals. You will provide supporting documents: government-issued ID, property tax bill, most recent mortgage statement (if applicable), and void cheque.
Week 2: Independent Appraisal
The lender orders an independent appraisal of your property. This typically takes 3–5 business days to schedule and complete. The appraisal is the most common source of delay — especially in rural areas or during busy seasons. The appraisal fee (typically $300–$500) is paid at this stage.
Week 2–3: Lender Underwriting
Once the appraisal is received, the lender reviews your complete application package. This includes title verification, reviewing the appraisal, and confirming eligibility.
