The No Negative Equity Guarantee (NNEG) is perhaps the most important consumer protection in the Canadian reverse mortgage product. It ensures that you — and your estate — will never owe more than the fair market value of your home at the time it is sold.
How the Guarantee Works
If, at the time of sale, your loan balance exceeds your home's appraised market value, the lender absorbs the difference. They cannot pursue your estate, your children, or your other assets for the shortfall. The home is the only security.
Is This Guarantee Legally Binding?
Yes. The NNEG is written into the mortgage contract and is enforceable under Canadian law. All four reverse mortgage lenders in Canada offer this guarantee. It is not a marketing claim — it is a contractual obligation.
When Could This Scenario Arise?
In theory, the loan balance could exceed the home value if:
- The homeowner lives to a very advanced age
- Interest rates were high when the loan was taken out
- Real estate values declined significantly in the area
- A very high proportion of home value was borrowed at an early age
In practice, because of conservative LTV limits and the general appreciation of Canadian real estate over time, the NNEG is rarely triggered. Most estates receive meaningful residual equity.
What This Means for Your Family
Your children and heirs are fully protected. They will never receive a bill for a reverse mortgage shortfall. The only obligation on the estate is to repay the loan balance, and only up to the value of the home.
